Opened in May 2022, the Bristol Kvariati in Batumi, Georgia is a high-end hotel offering furnished short-term residences. The Penetron System was specified to waterproof and protect all exposed concrete structures.
An attractive seaside resort and popular tourist attraction located on the Black Sea, Batumi benefits from balmy temperatures – and regular rainfall – all year round. With about 160,000 inhabitants, it is Georgia’s 2nd largest city and an important shipping port and industrial center.
Situated on the shores of the Black Sea in the Kvariati village of Batumi, the Bristol Kvariati is a six-floor hotel with 42 short-term rental apartments. The rental units range in size from studio to luxury two-bedroom layouts; each apartment has one or more balconies with panoramic views of the Black Sea. There is a rooftop sundeck with a lounge. The ground floor includes a lobby, lounge area, and conference room. A swimming pool with lounge area and an adjacent basketball court situated directly on the beach are also part of the hotel complex.
Constant Exposure to Saltwater
The project planners at LTD Kvariati Rezidense asked Penetron Georgia for a suitable waterproofing and durability solution to protect the concrete structures from the ambient chloride moisture of the seaside location and the high groundwater level of the construction site.
“Because we’ve successfully completed a number of projects in the region, Penetron crystalline products are well known in Batumi,” explains Jimsher Shengelia, Director of Penetron Georgia. “For the Bristol Kvariati project, our specialists came up with an optimal solution and managed the application of the Penetron System products approved by the project planners.”
Protecting Concrete from Deterioration
PENETRON ADMIX, a crystalline waterproofing admixture, was added to the concrete mix for the hotel’s beachside swimming pool. The apartment balconies and rooftop sundeck were treated with topical applications of PENETRON, a surface-applied, crystalline waterproofing material, and PENECRETE MORTAR, a crystalline waterproofing mortar used in combination with PENETRON for filling non-moving cracks, construction joints, and form-tie holes, to ensure a permanently waterproof structure.
Once mixed into concrete or applied to a prepared concrete surface, the proprietary chemicals in Penetron crystalline products react in a catalytic reaction with moisture to generate a non-soluble crystalline formation throughout the pores and capillary tracts of the concrete. This formation permanently seals the concrete against the penetration of water – and chloride ions – or liquids from any direction.
“The Penetron crystalline treatment becomes an integral part of the structure for the service life of the concrete,” adds Jimsher Shengelia. “This significantly reduces the need for any future concrete maintenance and repair costs because Penetron technology has the ability to self-heal hairline cracks that may form.”
